Smoke engulfed parts of Grimsby this morning as fire engines were called to a flat blaze in Cleethorpe Road.
Plumes of smoke and flames could be seen coming from the premises at around 8am.
The building had been derelict for some time.
Three crews – two from Peaks Lane and one from Cromwell Road - attended and firefighters wore breathing apparatus to enter the ground floor premises.
John Lloyd, who owns Signology next door, alerted emergency services when he noticed smoke creeping into his shop this morning.
